What changes a $400,000 payment

Rate and term do most of the work. At 30 years, moving the rate by half a point changes the payment by about $133 a month up or $130 down. Shortening the term raises the payment but removes a lot of interest: 15 years at 6.5% is $3,484 a month and $227,197 in interest, against $2,528 and $510,178 over 30 years.

Monthly payment, with total interest in brackets.

Where each payment goes

In the first year, $25,868 of your payments is interest and only $4,471 reduces the loan, so interest is 85% of what you pay. The principal part of the payment overtakes the interest part in month 233 (year 20). After 5 years you have repaid $25,556, which is 6.4% of the loan, and you still owe $374,444. Half the loan is gone by month 257.

Taxes, insurance and PMI on top

The payment above is principal and interest only. Most lenders add property tax and homeowners insurance, and they vary a lot by location. As an illustration only, $5,500 a year of the two ($4,000 tax and $1,500 insurance) adds $458 a month, taking the payment to $2,987. Every $1,200 a year adds $100 a month.

The size of the loan does not tell you the price of the home. With 20% down, a $400,000 loan buys a $500,000 home. With less down you need a pricier home for the same loan, and a conventional loan with under 20% down usually carries private mortgage insurance (PMI), which you can ask to have cancelled once the balance is scheduled to reach 80% of the original value, and which must end automatically at 78% (or the loan's midpoint) if you are current. Months below are for this loan at 6.5%; your PMI cost is quoted on your loan estimate. Rules checked 23 October 2026 (CFPB).

  • The 6.5% rate is an example. Rates change often and depend on your deposit, credit and lender, so use the rate on an actual quote.
  • Closing costs, HOA dues and any rate change on an adjustable loan are not included.
