Tip: use Advanced Options → Monthly Prepayment to see how extra payments can cut your tenure and save interest.

Where each EMI goes

In the first month, ₹14,167 of the ₹17,356 EMI is interest and only ₹3,190 actually reduces the loan. The split does not tip until month 143, which is 11 years 11 months in: before that the bank always gets the bigger share.

Half of the ₹20 lakh is not repaid until month 166 (13 years 10 months). After 5 years, with 60 payments made, you still owe ₹17.63 lakh.

15, 20 or 25 years?

Stretching to 25 years drops the EMI to ₹16,105, ₹1,252 less a month, but you pay ₹6.66 lakh more interest overall. Shortening to 15 years lifts the EMI to ₹19,695 and saves ₹6.2 lakh.

A common approach is to take the longer tenure for the lower committed EMI and then prepay when you can. Prepaying is optional; a long tenure is not a trap if you stay disciplined.

How much do you need to earn?

Lenders usually look at all your monthly EMIs together, and a widely used comfort level is 40% to 50% of take-home pay. With this EMI alone, that points to a monthly take-home of roughly ₹34,713 to ₹43,391. Every lender sets its own limits, and existing loans or credit-card dues eat into the same budget.

What a small extra payment does

Add ₹1,500 a month on top of the EMI and the loan finishes in 16 years 6 months instead of 20 years, cutting interest by ₹4.48 lakh. The saving is large because the extra money goes straight against the balance that is charging you 8.5%.

A note on tax

Under the old tax regime, interest on a home loan for a self-occupied home and the principal repaid both carry deductions, within annual limits. The new regime does not allow them. Which regime comes out ahead depends on your whole income, so compare both before counting these deductions in your decision. Rules change, so confirm the current limits.

Common questions

What is the EMI for a ₹20 lakh home loan for 20 years?

At 8.5% a year it is about ₹17,356 a month. At 7.5% it is ₹16,112 and at 9.5% it is ₹18,643.

How much interest will I pay in the first year?

About ₹1,68,473, against only ₹39,805 of principal. Interest falls each year as the balance shrinks.

Is 8.5% the rate I will get?

Not necessarily. It is a round figure for illustration. Your rate depends on the lender, your credit score, the loan size and whether the rate floats. Enter your own rate in the calculator above.

Does the EMI change if the rate changes?

On a floating-rate loan, lenders usually either change the EMI or change the tenure when the rate moves. Ask which one your lender does. The table above shows what a 1% move does to the EMI.
