What changes a C$500,000 payment

Rate and term do most of the work. At 25 years, moving the rate by half a point changes the payment by about C$144 a month up or C$141 down. Shortening the term raises the payment but removes a lot of interest: 20 years at 5% is C$3,286 a month and C$288,550 in interest, against C$2,668 and C$460,643 over 30 years.

Where each payment goes

In the first year, C$24,510 of your payments is interest and only C$10,386 reduces the loan, so interest is 70% of what you pay. The principal part of the payment overtakes the interest part in month 133 (year 12). After 5 years you have repaid C$57,462, which is 11.5% of the loan, and you still owe C$442,538. Half the loan is gone by month 194.

Down payment, CMHC insurance and compounding

A C$500,000 mortgage can sit under homes of different prices, depending on the down payment. With under 20% down, mortgage default insurance is required and the premium, a share of the loan set by loan-to-value, is normally added to the mortgage. The table shows C$500,000 borrowed at three down payments: the insurance premium, and the monthly payment once the premium is added to the loan. Insurance is not available for homes of C$1,500,000 or more. Rates checked 23 October 2026; the 0.20% extra for amortizations over 25 years is not included.

The payment above uses semi-annual compounding. If your lender divides the rate by 12 instead, the payment is C$2,923, about C$15 more a month.

Before you rely on these numbers

  • The 5% rate is an example. Rates change often and depend on your deposit, credit and lender, so use the rate on an actual quote.
  • The rate is fixed for a term, commonly five years, while the payment is calculated over the amortization; at renewal the rate and payment can change. Land transfer tax and closing costs are not included.
  • This is general information, not a quote or financial advice.

Common questions

What is the monthly payment on a C$500,000 mortgage?

C$2,908 a month in principal and interest at 5% over 25 years. At 4% it is C$2,630 and at 6% it is C$3,199. Use the rate you are actually offered.

How much interest will I pay on a C$500,000 mortgage?

C$372,407 over 25 years at 5%, which is 74% of the amount borrowed. A 20-year term cuts it to C$288,550 but raises the payment to C$3,286.

How much would I save by paying C$300 extra a month?

About C$70,042 in interest, and the loan would be repaid 4 years 1 month early. Check that your lender allows overpayments or extra principal payments without a penalty.

Is the payment semi-annual or monthly compounding?

This page uses semi-annual compounding (C$2,908), which is how the Government of Canada's sample mortgage agreements describe interest ("compounded twice per year but charged monthly"). With monthly compounding it would be C$2,923. Check your lender's wording.

How much is CMHC insurance on a C$500,000 mortgage?

It depends on the down payment. Premiums are a share of the loan: 2.80% when the loan is 80.01% to 85% of the price, 3.10% from 85.01% to 90% and 4.00% from 90.01% to 95%. On C$500,000 that is C$14,000, C$15,500 and C$20,000. With 20% or more down you do not need it (rates checked 23 October 2026).
