C$700,000 Mortgage Payment in Canada: 25 Years at 5%
A C$700,000 mortgage at 5% over 25 years costs C$4,071 a month in principal and interest. Over the full term you would repay C$1,221,370, of which C$521,370 is interest, about 74% of the amount borrowed.
That payment is for an example rate. At 4% it would be C$3,682 and at 6% it would be C$4,479, so each percentage point moves the payment by roughly C$398 a month. It uses semi-annual compounding, the convention in the Government of Canada's sample mortgage agreements.

What changes a C$700,000 payment
Rate and term do most of the work. At 25 years, moving the rate by half a point changes the payment by about C$202 a month up or C$197 down. Shortening the term raises the payment but removes a lot of interest: 20 years at 5% is C$4,600 a month and C$403,970 in interest, against C$3,736 and C$644,901 over 30 years.
| Interest rate | 20 years | 25 years | 30 years |
|---|---|---|---|
| 4% | C$4,230 (C$315,134 interest) | C$3,682 (C$404,642 interest) | C$3,329 (C$498,307 interest) |

Where each payment goes
In the first year, C$34,314 of your payments is interest and only C$14,541 reduces the loan, so interest is 70% of what you pay. The principal part of the payment overtakes the interest part in month 133 (year 12). After 5 years you have repaid C$80,447, which is 11.5% of the loan, and you still owe C$619,553. Half the loan is gone by month 194.

Down payment, CMHC insurance and compounding
A C$700,000 mortgage can sit under homes of different prices, depending on the down payment. With under 20% down, mortgage default insurance is required and the premium, a share of the loan set by loan-to-value, is normally added to the mortgage. The table shows C$700,000 borrowed at three down payments: the insurance premium, and the monthly payment once the premium is added to the loan. Insurance is not available for homes of C$1,500,000 or more. Rates checked 23 October 2026; the 0.20% extra for amortizations over 25 years is not included.
The payment above uses semi-annual compounding. If your lender divides the rate by 12 instead, the payment is C$4,092, about C$21 more a month.
| Down payment | Home price | Amount down | Minimum needed | CMHC premium | Monthly payment |
|---|---|---|---|---|---|
| 20% | C$875,000 | C$175,000 | C$62,500 | Not required | C$4,071 |

Before you rely on these numbers
- The 5% rate is an example. Rates change often and depend on your deposit, credit and lender, so use the rate on an actual quote.
- The rate is fixed for a term, commonly five years, while the payment is calculated over the amortization; at renewal the rate and payment can change. Land transfer tax and closing costs are not included.
- This is general information, not a quote or financial advice.

How much is CMHC insurance on a C$700,000 mortgage?
It depends on the down payment. Premiums are a share of the loan: 2.80% when the loan is 80.01% to 85% of the price, 3.10% from 85.01% to 90% and 4.00% from 90.01% to 95%. On C$700,000 that is C$19,600, C$21,700 and C$28,000. With 20% or more down you do not need it (rates checked 23 October 2026).
